VISTA DEL MAR (VDM) is a residential subdivision with 20 lots distributed across 23 hectares. Part of the property borders the Costanera Highway, between Coronado and Cortés, near Punta Mala.

The project has an internal road network, primary electricity distribution, and gated access. Not all lots currently have water distribution, but there is a water source within the property sufficient for the segregated lots. The purchase includes water access at the lot boundary and a surface water concession, allowing building permits and real estate due diligence processes.

There are four lots under private ownership, one with a house built (Lot 13). The developer has 14 lots available for sale, individually or as a package. Two lots are not for sale: Lot 1 with a quarry and Lot 14 where the caretaker lives.

Some lots have ocean views. Vegetation has grown over time, but it can be managed according to regulations to open views.

Views include the Térraba River mouth, the mangrove area, the mountains of the Osa Peninsula, and the ocean.




LOT 7

Lot 7 is located along the northwestern boundary of the property and borders the internal road for approximately 50 meters. It has access from the main internal road.

It is located in the upper part of the property on a ridge, with views toward the Térraba mangrove, the coastline, and the mountains near the river mouth.

The land extends with a slope toward the western side. The lot is titled. Water is in process and the concession is in progress. The primary power line runs next to the lot, and connection is available through a request to ICE.
